Assessment
The first step in calculating your property tax is knowing and understanding your assessment. An assessment is the value given to your property. This is determined by SAMA (Saskatchewan Assessment Management Agency). Each year any property owner whose assessment has changed or has purchased a new property, will receive an assessment notice for the current year, usually in March or April. Every four years there is what is called revaluation year in which every property owner will receive an updated assessment and assessment notice.
What is an assessment notice?
This notice advises owners of a change to their assessment (assessed property value). These notices give the property owner an opportunity to review the assessed value, as provided by SAMA. Detailed profile sheets are available at the town office, or by logging into SAMAView at www.sama.sk.ca. We recommend that the profile sheets are reviewed, in case of any errors. Further clarification on your profile sheets can be obtained by contacting a SAMA appraiser at 1-800-498-0575. If you find incorrect information or wish to appeal your assessment, their is a process to do so.
Property Taxes
Property taxes are generally levied in the Town of Carnduff in May. We utilize your property assessment in calculating your taxes.
The Municipal levy information for 2024 is as follows:
Municipal Mill Rate: 8.6
Municipal Mill Rate Factor for Residential: 1 Commercial: 1
Municipal Base Tax for Residential: $1,040 Commercial: $1,040
How to calculate the municpal portion of your property taxes:
((Assessment x Mill Rate) x Mill Rate Factor) + base tax = property taxes

This calculation will need to be complete to calculate the municipal portion of your taxes. To calculate the school portion of your taxes you use the same calculation however do not include the base tax as they do not have a base tax. After you have completed both calculations, simply add them together to get the total for your current year taxes. It is important to note the School Mill Rate is set by the Provincial Government and provided to us.
When are my taxes due?
All taxes are due by December 31st of the year in which they are levied. Any unpaid taxes as of January 1st the following year will be subject to an interest penalty.
Is there a discount if I pay early?
For 2024, the discount period for taxes paid early are:
Paid by June 30th - 6%
Paid by July 31st - 5%
Paid by August 31st - 4%
NOTE: The above discount ONLY applies to the municipal portion of the property taxes
How can I pay my taxes?
Taxes can be paid through a number of methods including:
Online bill payments through the Bank of Montreal or Credit Unions
In person at 1312 Railway Avenue (we accept debit, cash or cheque)
Mail to Box 100, Carnduff, SK S0C 0S0
E-transfer to info@carnduff.ca
Do I have to pay the full amount of my taxes at once?
As long as you have the full amount paid by December 31st of the year they are levied, it does not matter in what increments you pay them. You can divide them up and pay them over multiple payments throughout the year. We have many people who set up an automatic monthly payment through their online banking and pay a certain amount each month. Whatever is most convenient for you works for us!
